Terms of stay

These Terms of Stay ("Terms") govern the booking, occupancy, and use of Denawaka Planter's Bungalow ("the Property"), owned and managed by Kahawatte Plantations PLC ("the Company", "we", "us", or "our"). By submitting a booking request, making a reservation, or occupying the Property, the guest ("Guest", "you", or "your") acknowledges that they have read, understood, and agree to be bound by these Terms, together with any applicable booking confirmation, house rules, and cancellation policy issued by the Company. These Terms apply to the Guest and to all individuals accompanying the Guest during the stay, and the Guest accepts responsibility for ensuring compliance by all members of their party.

Cancellation policy

Booking Confirmation and Deposit
A reservation shall be deemed confirmed only upon receipt of the required deposit, being 50% of the total booking value, together with written confirmation from the Company. The balance payment shall be settled prior to, or upon, check-in, as specified in the booking confirmation.

Cancellation by the Guest

  • Cancellations made 3 days or more prior to the scheduled check-in date shall be entitled to a full refund of the deposit, less any applicable processing charges.
  • Cancellations made less than 3 days prior to check-in, or in the event of a no-show, shall not be entitled to any refund, and the full deposit shall be forfeited.

Amendments to Booking Dates
Requests to amend confirmed booking dates shall be accommodated subject to availability and must be made in writing at least 3 days prior to the original check-in date. Amendment requests made after this period shall be treated as cancellations under Clause 4.2.

Cancellation by the Company
In the event that the Company is required to cancel a confirmed booking due to circumstances beyond its control — including but not limited to maintenance emergencies, force majeure, or operational requirements of the estate — the Guest shall be entitled to a full refund of all amounts paid, or, at the Guest's option, a rescheduled stay subject to availability. The Company shall not be liable for any indirect or consequential loss arising from such cancellation.

No-Shows and Early Departure
No refund shall be issued for early departure or failure to check in on the scheduled date, save at the sole discretion of the Company.
